What causes spalling?

One of the most common causes of spalling is water penetration that either causes rebar corrosion, or when combined with winter weather, results in a freeze/thaw cycle.   Other spalling causes include inferior concrete or finishing, exposure to chemicals, lack of protective coating, and more.

Repairing Concrete Façades

Once the cause and the extent of the damage have been assessed, a plan can be developed for repairing the damaged facade. 


Typically the repair process involves the following steps:

  • Saw cut the perimeter of the damaged concrete
  • Expose and get behind the rebar
  • Clean and coat any exposed steel
  • Wirewheel, prime and coat oxidized rebar
  • Install supplemental anchors or patch pins
  • Hand form concrete
  • For larger areas, set up form and pour concrete
  • Coat and finish concrete to desired aesthetic
