Advanced Concrete Facade Repair and Restoration

Peter Merlo

Concrete façade repair and restoration is vital to maintain your building’s exterior appearance, sustain its interior comfort level, and preserve its value as a capital investment. It minimizes risk by keeping people outside the building safe and prevents potential damage to vehicles parked in front of the building.

RestoreWorks offers the full spectrum of commercial and industrial restorative cleaning and masonry restoration services, including inspections and concrete façade repair. Our façade inspections are comprehensive. After uncovering the root cause of the deterioration, we suggest a way forward and perform the necessary repairs. In this article, we share the causes of concrete façade deterioration, the benefits of using a professional company such as RestoreWorks, and how to maintain your building’s façade post-repair.

Understanding Concrete Façade Deterioration

Concrete facades are durable, as the many amazing buildings throughout the country show. However, deterioration emerges with aging and continuous exposure to harsh elements. Have you noticed any crumbling sections or spalling in the façade of your building? The building exterior is damaged and requires repair and restoration.

It is not only age and local weather conditions that promote deterioration. The following can also cause damage:

  • Lack of maintenance
  • Inferior concrete quality
  • Concrete cover depth over the reinforcement bars
  • Exposure to chemicals and other environmental factors
  • A lack of protective coating

The corrosion of the reinforcement steel embedded in the concrete is a major cause of deterioration. Carbonation, where the cement’s components react with carbon dioxide in the air, is a frequent cause of damage.

Techniques in Concrete Restoration

After more than thirty years in the industry, RestoreWorks is an expert at concrete façade repair. What techniques do we use to repair a building’s concrete exterior, restore it to its original condition and potentially improve it? Once the cause and extent of the damage are assessed and the façade restoration plan approved, we saw cut the perimeter of the damaged concrete.

Our next step is to expose and get behind the reinforcing bars (rebars) to clean and coat the exposed steel. Oxidized rebar is wire-wheeled, primed and coated. Supplemental anchors or patch pins are installed, and the concrete is hand-formed to close the section. We set up a form for larger areas and then pour the concrete. Finally, we coat and finish the concrete to the desired aesthetic.

Benefits of Professional Façade Repair

There are several benefits to using a professional repair company for a building’s concrete façade. It is challenging to match the texture and color of the new concrete used in the building façade’s restoration to that of the building’s historical materials. A company with decades of experience, such as RestoreWorks, will know exactly how to achieve it. Professional repairs will also maintain the building’s structural integrity, improve energy efficiency, prevent costly future repairs, and enhance the structure’s curb appeal.

Did you know RestoreWorks offers commercial  balcony maintenance, repair, and restoration services? Balconies are a valued amenity, and there can be no compromise around their safety. Our professional balcony and concrete façade repair work is just the differentiator you need to keep or attract tenants.

Maintaining Your Building's Façade Post-Restoration

Maintain your building’s façade post-restoration by conducting preventative building maintenance. It cuts down on future repair costs and ensures the building’s longevity. Hire a professional company to do regular façade inspections and concrete repairs, attending to potential problems before they become significant. Inspections will also indicate if caulking and sealing services are required for joints and windows to prevent water penetration.

A building’s exterior envelope is always exposed to dirt, pollution, and the weather. Leaving it for decades without cleaning the structure allows minerals, mold, pests, and water to damage the concrete. RestoreWorks does expert restorative cleaning, including precast concrete cleaning, on historic and new buildings.

RestoreWorks specializes in repairing commercial concrete facades, and we believe in doing the project right the first time. Our experience matters when you need professional concrete façade repair and restoration services.
